How much is buying property tax in Spain?
Purchasing a property in Spain involves the payment of different taxes*:
IVA (VAT) and AJD (Documented Legal Acts)
The VAT will be paid by those who buy a newly built property, generally sold by banks or construction companies, and it will be 10% of the price of the property.
Notary and Registration Tax: will be approx. 2% of the price of the property.
ITP – (Impuesto Transmisiones Patrimoniales) (Property Transfer Tax)
The ITP will be paid by those who buy a second-hand house (the property has already been owned by another person, a resale) or, after the construction or renovation of the property. The percentage to be applied is approx. 7% of the price of the property.
IBI (impuesto bienes inmuebles) (Local Property tax).
This tax is based on the property without distinction whether the owner is a resident or not. Calculated on the basis of the catastral value set by the town hall the tax rate goes from 0.4% to 1.1%, depending on the Spanish region.
